3 Keys to Winning with New Construction

​The Angela Sadat Group works with all kinds of buyers and sellers that are interested in various types of real estate opportunities.  Obviously, as the market has improved, we have been working (again) more and more in the realm of new construction homes.  Since I have a unique expertise in this area, given my many years of representing a high end custom builder, I have found this experience comes in handy when helping buyers choose builders, select floor plans/building sites and add options that will make the most sense for their budget and lifestyle.
Here are 3 items that will help you get started if you are considering new construction as an option:

• Decision: Custom versus track builders. Your budget and the type of property you desire will help dictate whether you should choose to go custom or work with a builder that already has set floor plans to choose from.  Custom building comes with the challenge of lots of decision making, varying pricing strategies depending on which builder you choose, as well as trusting that the builder has expertise in land, if you should choose to build on a site of your own choosing.  On the other hand, working with a track builder can provide clarity in pricing and they are usually a bit more economical.

**Ask me about resale and top builders in the area for what you are intending to accomplish**

• Decision: The Land. You may know that there are different types of lots in any given development or area, but have you asked yourself about what suits your needs best at this time in your life?  Many of our clients feel that because a walk out lot is generally more expensive, it must be “the best.”  Is it the best for you, however?  Do you want to have 16 steps from your deck down to the backyard?  Do you want to be able to see your kids out the window?  Maybe a flat lot with a patio you walk right out to would work nicely?  Do you need daylight windows in the basement?  Lots of thoughts go into the reality of what lot might best suit your lifestyle needs.

• Decision: What is most important right now? When it comes to building a new home, the selection process can be very exciting and very confusing.  Making choice after choice regarding what you should include and what could be upgraded later, color pallets, opportunities for decorating and designing, oh my!  When you have an idea of what the best investments are and which elements of the home are truly better to have the builder take care of versus the “do it yourself” later approach can be very helpful before going into the building process.
