Spring Market Most Likely To Move

Each year, as the market shifts and market dynamics change, we observe changes in the types of clients we generally see emerging to brave the market of the moment. As we are still finding the Twin Cities to be a market that is low on inventory, with houses being snapped up within the first few hours on the market, we have also noticed a shift in our client base. 

Here are the 3 of the most common reasons the buyers and sellers are calling us for help these days: 
  1. Not enough space. Square footage needs change as families change or general needs change. Many clients are working from home or adding children to their clan and find that these changes require more space than they needed previously. This makes a move essential in many cases.
  2. Relocation. Whether for a job opportunity or a desired change of scenery, we have lots of clients moving in and out of the Twin Cities, and we're happy to help with this transition. 
  3. Equity opportunity. Several of our clients were unable to move in the past, because that hadn't built up enough equity to have a sufficient down payment for the next home. Due to the great increase in our sale prices, they are now able to come away from their sale with sufficient funds to make the move they wanted to make years ago. Though they may fear not being able to find the right next home, we have been very successful in planning for their purchase and we work closely with our loan professionals to make their moves successful and find the right home!

3 Top Tips for Selling Your Home in 2017

Welcome to 2017!  Spring Fever has already begun, with sellers prepping to sell and buyers excited for new inventory to enter the market.  All sellers desire top dollar and a quick and smooth sale, so I thought I would start the year out with a few tips for sellers!
 1) Make it “Pretty”: You have seen the model homes and how they look like someone could live there but no one does?  And recall how it is as though angels start singing when you walk into this perfectly appointed space that you could literally move right into?  Yes!  That is what buyers want to feel like as they enter and tour your “not exactly new construction” listing. The biggest money makers are simple: declutter, paint and make it look “pretty!”
 2) Get Going and Beat Your Neighbor: Well, don’t actually beat your neighbor, but beat them to the market!  Statistics have shown that when one house in the neighborhood pops up for sale, usually 1-3 others pop up soon after.  Not sure why, but if you want to beat the competition that is planning their move as you read, call us now, so we can get the plan in motion and beat the rest of the sellers who are going toplan their way right past the spring boom!
 3) Price it Right or Get There QUICKLY!: I cannot say that an over priced home has never been in our inventory, and yet our advice is always to price it right in the first place.  If you believe it is priced right and the market is telling you otherwise (no offers, few showings), you have to move on it quickly before more competition hits the market and you lose your spot as next house to be SOLD and off the market.

Buying a home can be one of the largest financial and personal decision a person can make, there will likely come a time when your current home no longer fits your needs. Don’t be discouraged! There are many options for you.  Here are a few signs you may have out grown your home:
You Don’t Need All That Room Anymore: Maybe your children have gone away to college leaving you with a large home and too much space. Redecorating the rooms is always an option, but what if it’s just too much space and you want to consider saving for retirement? Downsizing could be a great option for you.
You Need More Space: Many people get into a home they can afford and within a few years realize it might not have enough room. A home that was purchased for newly weds can quickly become cramped if you add two kids and dog. If every room (and closet) in the house is filled to the brim, you are probably in need of an upgrade.
Your Financial Status Has Changed: If you have been waiting to purchase a new home for some time due to financial reasons, once you get things back on track you can start looking again.  You may have felt like you would be forever stuck in a state of waiting, but now that the time has arrived you can start looking for a place that fits your needs both financially and physically.
If your present home is too large or too small, or if you just feel you need to make a change, now is a great time to re- evaluate your situation.
